About Apartment List: Apt rentals

Apartment List is a free US rental matcher: a five-minute quiz on budget, size, commute and amenities produces grouped matches you swipe into a Short List. Properties pay it when a renter it sourced signs a lease, and liking a listing, requesting a tour or watching a virtual tour passes your contact details to that property. The main limitation is price: matches deliberately run above the budget you enter.

Apartment List Review: Quick Matches, Over-Budget Picks and Shared Contacts

Free Because Landlords Pay Per Lease: The Quiz and the Short List

Renters pay nothing, with no in-app purchases on Google Play, because properties send monthly move-in reports and pay a fee whenever a lease traces back to a lead from the platform, a model the partner FAQ calls pay per lease. Setup is a quiz on bedrooms, budget, commute destination and amenity tiles such as Gym, Pool, Laundry and Parking, and the privacy policy lists income range and eviction history among the details users may provide. Listings then arrive one card at a time to sort into Short List, Maybe or Not For Me, and the service is limited to US users aged 18 and older.

Perfect, Flex and 'Pay a Bit More': Why Matches Exceed Your Budget

Results are grouped rather than filtered. Perfect Matches are meant to hit every wishlist item, Smart matches balance price, location and features, and Flex Matches relax some criteria using local data. A partner FAQ adds a 'Pay a bit more' category so pricier communities still reach renters who set a low budget, citing company research that 60% of renters who enter a target rent end up leasing for more, $180 above it on average. In June 2026 the developer told a reviewer it intentionally shows a range slightly above budget. Of the 150 newest English reviews on Google Play, posted March to September 2026, 17 complain of matches $100 to $800 over their limit.

What a Like, a Virtual Tour or Repeat Visits Send to Landlords

The privacy policy, last updated April 21, 2025, names the triggers: requesting a tour, watching a virtual tour, clicking through to a property site, liking a listing, marking it 'love is in the air' or returning to the same page several times all pass your contact details to that property's manager. Partner documents say the lead also carries your wishlist and preferred tour times. Contacting a property counts as consent to its calls and texts, including autodialed, prerecorded or artificial-voice ones, even if your number is on a do-not-call list. These disclosures can be switched off on the data-privacy-preferences page, but calls already under way stop only property by property. Reviewers in August and September 2026 said properties reached them after they declined the automatic inquiry prompt.

Rent Specials Yes, Cash Back No: Sunny, Lea and Paid Placement

Signing a lease through this app earns renters nothing beyond filters for rent specials and price-drop alerts; cash back lives in Sunny, a separate app the company launched in beta on June 9, 2026, paying up to $500 on qualifying leases from what it describes as the property's commission; amounts vary by listing and can change. Replies to your inquiries may come from Lea, the company's AI leasing assistant, which texts, emails and calls on behalf of properties. Properties can also buy higher placement through flexible pricing options, formerly called LIFT. Apple's privacy label lists contact info and identifiers as data that may be used to track you, and the App Store listing notes advertising.

Pros

  • Five-minute quiz covers budget, commute, bedrooms and amenities like parking
  • Listing cards tick off unit, location and amenity matches
  • Tours book in-app, in person or live remote, with text updates
  • Alerts flag price drops, new rent specials and reopened units
  • No in-app purchases; properties fund the service per signed lease

Cons

  • Matches deliberately run above budget; 17 of 150 recent reviews report $100–$800 over
  • A like, a virtual tour view or repeat visits can send your contacts to landlords
  • Contact consent covers autodialed and AI calls, even on a do-not-call list
  • 73 of the 150 newest Play reviews give one or two stars

Verdict

Apartment List earns 6.1 for a quiz that takes a renter from zero to a sorted shortlist fast, held back by matches that run over budget by design and a lead model that sends your phone number to landlords after a single like. Take it if you are moving to an unfamiliar US city, want large managed communities and do not mind leasing calls. Skip it if your budget is fixed, or you want to browse quietly before any landlord knows your name.

Core function6.5Quiz-driven matching across 7 million units works, but categories flex on price and location instead of filtering them out.
Ease of use6.5Card swiping is quick, but reviewers miss a full map search, and accounts cannot be reset.

Performance5.073 of the 150 newest Play reviews give one or two stars over crashes, freezes and notification links that failed to open.
Privacy & permissions4.5Contact details reach landlords after a like or repeat views, with consent to autodialed and AI calls.

Frequently asked questions

1

Why do apartments start calling me after I use Apartment List?

Because the service is free to renters and paid by properties, which get your contact details once you show interest: a like, a tour request, a virtual tour or repeat visits to one listing. Turn this off on the data-privacy-preferences page; properties already contacted must be asked one by one.

2

Why does Apartment List show apartments over my budget?

It is deliberate. Flex Matches and a 'Pay a bit more' category widen results beyond your limits, and in June 2026 the developer told a reviewer it intentionally shows a range slightly above budget. Perfect Matches is the category meant to meet every criterion.

3

Does Apartment List give cash back when you sign a lease?

No. The main app pays no move-in reward; it highlights rent specials and price drops instead. The company's separate Sunny app, in beta since June 9, 2026, offers up to $500 cash back on qualifying leases marked with a Cash Back badge. Amounts vary by listing and can change, so confirm the terms before you sign.

4

How do I delete my Apartment List account?

Email support@apartmentlist.com and click the verification link it sends back, or use the data privacy section of your renter profile. Copies may be kept for backups, fraud prevention and invoicing disputes. Landlords who already received your details hold their own copy, so ask each property to delete it.

5

What are the best alternatives to Apartment List?

Apartments.com, Zillow and Rent. are the closest options, and all three lead with search filters rather than a matching quiz. Apartments.com searches by city, neighborhood or landmark, adds Matterport 3D tours and estimates move-in fees. Zillow shows unit-level costs and fees upfront but carries Google Play's Contains ads badge. Rent. publishes resident reviews and updates listings daily.
