About Zillow Real Estate & Rentals

Zillow is free to search for US homes and rentals, with no in-app purchases; renters pay $35 for a 30-day application, and agents pay for the buyers sent to them. Its Zestimate missed sale prices on listed homes by a median 1.79% as of September 2026. The catch: off-market estimates miss by 7.20%, and tour requests go to agents who paid for them.

Zillow Review: A 1.79% Zestimate on Listings, 7.20% on Your Own House

Free to search, $35 to apply: what the rental application covers

Searching, saving homes and setting alerts cost nothing, and neither store lists in-app purchases, although both disclose ads. One Zillow rental application costs $35 and can be sent to any number of participating rentals for 30 days; it bundles a nationwide eviction and criminal search with a credit report and score, and a rental manager must pass ID verification before opening those reports. Participation is the limit: the company says about a third of its rental listings accepted the application in 2024. Three of the 150 newest Play reviews we read, all from September 2026, describe paying the $35 and then being sent to a landlord's own form with its own fee. Rent paid through the app can be reported to credit bureaus for free; more than 1.78 million on-time payments have been reported since 2024. Fees can change, so check the current price in the app.

Zestimate accuracy: 1.79% on listed homes, 7.20% on everything else

The company's accuracy table, refreshed on September 16, 2026, puts the national median error at 1.79% for homes listed for sale and 7.20% for off-market homes, measured against the final sale price. Off-market is the figure a homeowner sees: 61.81% of those estimates land within 10% of the eventual price and 82.56% within 20%, so about 17% miss by more than a fifth. Nevada's off-market median error is 4.95%, Vermont's 11.77%, and Alaska has no published figure. Listed homes score better because the model also reads the asking price, description and days on market. The Zestimate is not an appraisal and refreshes several times a week; owners can correct home facts but cannot edit the value itself. Redfin publishes 1.88% and 7.37% for its own estimate, which covers 92 million homes against 118.8 million.

Premier Agent: who answers when you tap Request a tour

Premier Agent sells buyer leads to agents, and it is how a free app pays its way. The pitch to agents promises buyers vetted on their timeline and transferred live by phone, at an average cost per connection of $223 in major metros and $139 elsewhere. Preview announcements describe the split on a listing: contact the listing agent, or book a tour with a Zillow partner agent who paid for that lead. The privacy notice says such a request can pass your name, email, phone and saved-home history to the agent, and deleting your data does not reach copies in the agent's Follow Up Boss account.

The Plan tab, AI mode and a rough September 2026 update

Since June 2026 the Plan tab opens with one question, whether you are buying, selling, both or just browsing, and turns the answer into four milestones: budget, finding a home, the offer and closing. It shows BuyAbility, a Zillow Home Loans estimate of the price and payment you can afford at live rates; check loan terms with any lender directly. AI mode, a chat search announced in beta in March 2026, compares homes, explains a Zestimate and books tours. The rollout has been bumpy: of the 150 newest Play reviews, dated September 16 to October 1, 47 gave one or two stars, seven describe crashes on launch, ten criticise the AI tools or AI-edited listing photos, and four miss Street View or satellite imagery. Pre-market Preview listings, labelled in search, have also appeared on Realtor.com since September 17, 2026.

Pros

  • Zestimates on listed homes missed sale prices by a median 1.79%
  • One $35 rental application covers unlimited participating rentals for 30 days

  • Preview label surfaces pre-market homes, which Realtor.com now shows too
  • No in-app purchases in either store; search, alerts and saved homes are free

Cons

  • Off-market Zestimates miss by a median 7.20%, rising to 11.77% in Vermont
  • Tour requests become paid agent leads that can carry your saved-home history

Verdict

We scored it 7.3 for free search across sales and rentals, a Zestimate whose accuracy is published down to the state, and a $35 application usable across participating rentals for 30 days. Take it if you plan to apply to several rentals within a month or want a quick value check on a home that is already listed. Skip it if you need your own home valued precisely, since off-market estimates miss by a median 7.20%, or if you would rather a tour request not become a paid agent lead.

Frequently asked questions

1

Is the Zillow app free?

Yes. Searching, saving homes, alerts, the Zestimate and the Plan tab are free, and neither store lists in-app purchases, though both disclose ads. At current rates, which can change, renters pay $35 for a 30-day application, and Premier Agent partners pay an average of $223 per buyer connection in major metros.

2

How accurate is the Zestimate?

For homes listed for sale, the national median error was 1.79% in the September 16, 2026 update, measured against final sale prices. For off-market homes it was 7.20%, ranging from 4.95% in Nevada to 11.77% in Vermont. The company states the Zestimate is not an appraisal.

3

How much does a Zillow rental application cost?

It costs $35 and lets you apply to unlimited participating rentals for 30 days, with a background check and credit report included. About a third of rental listings accepted it in 2024, and some landlords still require their own form and fee. Prices can change, so check the app.

4

How do I delete my Zillow data?

Submit a deletion request through the Zillow Group Privacy Portal or privacy@zillow.com, logged in so the company can verify you. It covers data the company holds, not copies an agent kept in Follow Up Boss after you contacted them, so ask that agent separately.

5

Does Zillow share my information with real estate agents?

Yes, when you ask to contact an agent or tour a home: the privacy notice says your name, email, phone and saved-home history may go to that professional. Accepting an agent's My Agent invitation also shows them what you browse in real time. Homes.com, by contrast, says it never sells listing leads to other agents.
