Best Apps to Rent or Buy a Home in the US, Ranked

Homes.com is CoStar Group's free search app for US homes for sale and rent, with no in-app purchases and no Contains ads badge on Google Play. What sets it apart is the Your Listing, Your Lead policy: an inquiry goes to the listing agent, not to an agent who paid for the lead. The main limitation is Android reliability, where summer 2026 reviews describe photos and Matterport tours failing to load.
Specs come from the official store listings and were last checked on 2026-10-01. Developers change pricing and requirements — check the store page before installing.
Every for-sale listing shows the listing agent's name, photo and brokerage beside an orange Contact button, and CoStar's policy is that the message reaches that agent alone; the company says it never sells those leads to other agents and takes no commission. Zillow works the other way. Its own buyer page says the contact form pairs you with a Premier Agent partner who pays Zillow an advertising fee up front or a referral fee at closing, and who then calls the listing agent for you. Keep in mind who answers here: a listing agent is hired by the seller, and CoStar's CEO wrote in 2024 that these leads can turn into dual agency where states allow it. Buyers wanting their own representative can browse the built-in agent directory.
Instead of one in-house estimate, listings plot four automated valuation models on a one- or five-year chart; the store screenshots name Collateral Analytics, Black Knight, First American and Quantarium, with an average line and the list price for comparison. Owners can use Claim Your Home, added in August 2026, to follow a value range and month-over-month change in the Dashboard. Neighborhood guides carry a named writer and videographer, school cards show Niche letter grades, and bike, walk and transit scores out of 100 come from Local Logic. A developer reply on Google Play points to a Flood Factor layer under Map Details.
Agents foot the bill instead of buyers: CoStar's sales page says member listings get priority placement in search results, extra exposure on neighborhood and school pages, and retargeting that follows interested buyers onto thousands of other websites. CoStar put the average subscription at $3,400 a year in April 2026 and raised prices for new members on May 1. By the second quarter, more than 36,000 subscribers were paying to promote about 305,000 active listings, which the CEO put at 9.3% of US homes for sale. Unpaid listings still appear and their agents still receive the inquiries; member listings simply get the better slots. Agent prices are US figures and may change.
Google Play's Data safety form lists voice recordings shared with third parties for app functionality, which matches the voice input in Homes AI, plus user IDs, app interactions and device IDs shared for analytics; it declares no location data. Apple's label says identifiers may be used to track you across other companies' apps. The CoStar privacy notice, updated September 21, 2026, goes further: in the past year the company sold, or used for targeted advertising, contact details, online identifiers, IP addresses, non-precise geolocation and information about properties you considered. Sending an inquiry also passes your contact details to the listing agent. Opt-outs go through CoStar's privacy request form or the contacts the notice lists.

Homes.com earns 7.1 for a contact model that keeps its promise: the listing agent gets your message, with no lead buyer in between. Four valuation models, bylined neighborhood guides and Matterport tours make listings unusually deep, while Android bugs and CoStar's data sales pull the score down. Take it to question sellers' agents directly and compare value estimates. Skip it if you want your own agent from the first click, browse mainly on Android, or object to targeted advertising.

Yes for buyers and renters: searching, saving homes, Matterport tours and contacting agents cost nothing, there are no in-app purchases, and Google Play shows no Contains ads badge. Agents fund it through a paid membership that gives their listings priority placement in search results and on neighborhood and school pages.
Homes AI is a conversational search assistant CoStar launched on February 17, 2026, built on Microsoft Azure OpenAI. You ask by voice or text, it shows which filters it applied, and fair-housing guardrails block problematic queries. CoStar says the data stays inside its own ecosystem and is not used to train outside models.
CoStar put the average subscription at $3,400 a year in April 2026 and raised prices for new members on May 1, while saying some agent groups could see small cuts. Membership buys priority placement and retargeting for listings; the Homes Pro tools for CMAs, lead management and client collaboration stay free. These are US figures and may change.
Submit a request through CoStar's privacy rights form at privacy.costar.com or email Support@homes.com, the address the privacy notice lists for Homes.com services; Google Play's Data safety form confirms deletion can be requested. To stop email notifications first, the developer points to Menu, Account Settings, Notification Preferences, then switching off Email for all categories.
It depends on who you want answering. Here an inquiry goes to the listing agent, while Zillow's form pairs you with a Premier Agent partner who pays Zillow an advertising or referral fee. Realtor.com began showing three third-party value estimates in 2020, against four in this app. Choose Zillow if you want a buyer's agent assigned from the first click.
